STR Viability: Very Limited
Most Martis Valley golf communities have HOA restrictions that limit or prohibit short-term rentals. Martis Camp and Lahontan CC&Rs generally restrict vacation rentals. Schaffer's Mill and Gray's Crossing may have more flexibility, but buyers must verify current HOA rental policies before purchasing with rental intent. Even where HOAs allow rentals, the county jurisdiction matters: Gray's Crossing and Martis Camp fall under the Town of Truckee's fully reached 1,255-permit cap.
