Family-Friendly Core Neighborhoods in the Heart of SLT
Al Tahoe and Bijou are the two central neighborhoods that define everyday life in South Lake Tahoe. Together they form the residential heart of the city, offering a mix of architectural styles spanning decades of mountain building, from original 1940s-50s Tahoe cabins to modern new construction. Both neighborhoods are within easy reach of the lake, Heavenly Mountain Resort, and the downtown commercial corridor.
Al Tahoe is one of South Lake Tahoe's most eclectic neighborhoods. Located near Regan Beach and the Lakeview Commons recreation area, Al Tahoe features an evolving streetscape where original Tahoe cabins sit alongside ambitious new builds. The neighborhood's proximity to the lake and the popular Lakeview Commons (with its beach, amphitheater, and bike path access) makes it a desirable address for both full-time residents and second-home buyers. The area has seen significant investment in recent years as older cabins are purchased and replaced with modern mountain homes.
Bijou is the oldest neighborhood in South Lake Tahoe, divided into two distinct sections. Bijou 1, closer to the lake, features smaller lots and a mix of older cabins and updated homes. Bijou 2, further south toward Heavenly, offers slightly larger properties and a more residential feel. The neighborhood is home to the Bijou Municipal Golf Course, Bijou Community Park (with public swimming pool, tennis courts, and playing fields), and several schools. Bijou's central location means easy access to Heavenly's California Lodge, the casino corridor, grocery stores, and restaurants.

STR Viability: Moderate
Al Tahoe and Bijou are in the residential VHR zone subject to the 900-permit cap (April 2026 amendment). Properties with good proximity to Heavenly and the lake perform well as vacation rentals, particularly during ski season and summer. The removal of the 150-foot buffer rule may open up more permit opportunities in these dense neighborhoods. A local property manager is required for all VHR permits.
