Lake Tahoe property tax at a glance (2026)

Lake Tahoe property tax depends on which side of the state line the home is on. On the California side a buyer pays about 1.07% to 1.09% of the purchase price a year, plus fixed direct charges, because Proposition 13 resets the tax to the price at every sale. On the Nevada side the bill does not reset when a home sells, so the buyer takes over the seller's capped bill: on the 205 Incline Village homes for sale that list a tax bill (September 27, 2026), the median bill is $4,661, about 0.4% of the asking price.

Should I move to the Nevada side of Lake Tahoe for taxes?

Real Estate Tahoe's short answer: only if you will actually live there and can prove it, because the savings are real and California checks. Nevada has no personal income tax and assesses property at 35 percent of taxable value with a 3 percent annual cap on an owner-occupied home; California taxes income up to 13.3 percent and property at roughly 1 percent of purchase price plus local levies. But California taxes its residents on all income regardless of source, treats a part-year mover on the closest-connections test, and audits residency changes, so a second home in Incline Village with a primary life in the Bay Area saves nothing. Real Estate Tahoe's brokers are licensed in both states and show buyers the same budget on both sides of the line before they choose.

Why Lake Tahoe Property Tax Works Two Different Ways

Lake Tahoe straddles two states and four counties: El Dorado and Placer in California, Washoe and Douglas in Nevada. California taxes what you paid for the home. Nevada taxes what the county says the land and buildings are worth, not the price. That one difference decides most of what a buyer pays, and it is why the tax bill on a Nevada listing tells you something and the one on a California listing does not.

How California Taxes a Lake Tahoe Home (Proposition 13)

The tax is 1% of the assessed value plus the voter-approved bonds of the local school, college and hospital districts. When a home sells, its assessed value resets to the purchase price; after that it can rise at most 2% a year until the next sale. The 2025-26 rates at the lake:

  • South Lake Tahoe and Meyers (El Dorado County, Lake Tahoe Unified School District): 1.0946%, the same in every tax-rate area of the district.
  • Tahoe City, Kings Beach, Tahoe Vista, Carnelian Bay and Homewood (Placer County): 1.0659%, which includes Tahoe Truckee Unified's lake-side school bonds, Sierra College and Tahoe Forest Hospital.
  • Meeks Bay, Rubicon Bay and the El Dorado County side of Tahoma: 1.0613%.

Direct charges come on top. A California bill also carries flat charges for fire, sewer, parks, lighting or other special districts, and a few subdivisions sit inside a Mello-Roos district with its own special tax. They differ parcel by parcel, so read the seller's current bill before you write an offer.

Expect a supplemental bill. Because the value resets at the sale, the county sends the new owner a supplemental tax bill for the difference between the old and the new assessed value, prorated over the rest of the July-to-June tax year. It arrives separately, a few months after closing, and a lender's impound account usually does not pay it.

Ignore the tax shown on a California listing. It is the seller's bill on the seller's old value. The 28 South Lake Tahoe homes for sale that show one list a median of 0.72% of the asking price; the buyer's first full-year bill will be about 1.09% of the price, plus direct charges.

A primary residence qualifies for the homeowners' exemption, $7,000 off the assessed value, which saves about $75 a year. A second home does not qualify.

How Nevada Taxes a Lake Tahoe Home

Nevada does not tax the price you paid. The county assessor sets a taxable value: the land at its market value plus the buildings at their replacement cost, less depreciation of 1.5% a year. The tax is charged on the assessed value, which is 35% of that taxable value. For 2026-27 the rate is $3.5211 per $100 of assessed value in Incline Village's tax district, and $2.8261 to $3.66 per $100 on the Douglas County side, depending on the general improvement district.

A tax cap then limits how fast a bill can grow: 3% a year on the owner's primary residence and, for 2026-27, 8% in Washoe County and 6.1% in Douglas County on everything else, including second homes and rentals. The cap stays with the property when it sells. The county mails the new owner a form to claim the 3% primary-residence cap; only new parcels, new construction and a change in use start without a cap.

So the Nevada buyer inherits the seller's bill. Of the 336 Nevada-side houses, condos and townhomes for sale on September 27, 2026 that list a tax bill, half carry one under 0.35% of the asking price. In Incline Village the middle half runs 0.30% to 0.47% of the price; in Stateline, Zephyr Cove and Glenbrook, 0.23% to 0.37%. A newer or rebuilt home is taxed closer to its full value, and a long-held home bought as a second home can climb by the 8% (Washoe) or 6.1% (Douglas) cap each year until it reaches its full, uncapped tax. Ask for the last two bills and the assessor's taxable value before you write an offer.

Incline Village bills also carry the IVGID recreation and beach fee, $1,530 for 2026-27.

When Lake Tahoe Property Taxes Are Due

California (El Dorado and Placer counties): the tax year runs July 1 to June 30 and the bill comes in two installments, due November 1 and February 1 and late after December 10 and April 10. A supplemental bill after a purchase has its own due dates.

Nevada (Washoe and Douglas counties): four installments, due the third Monday of August and the first Monday of October, January and March. For 2026-27 that is August 17 and October 5, 2026, and January 4 and March 1, 2027.

Special Assessments, Fees and Other Taxes

Beyond the base tax, California bills carry direct charges and, in a few subdivisions, a Mello-Roos special tax; Incline Village bills carry the IVGID fee; HOA dues are billed separately but belong in the same budget. South Lake Tahoe has no vacancy tax: Measure N, which would have taxed homes left empty more than 182 days a year $3,000 for the first year and $6,000 a year after that, was defeated in November 2024. Vacation Rental Tax Implications

Properties used as short-term rentals are subject to Transient Occupancy Taxes (TOT) that vary by jurisdiction. These taxes are paid by guests but collected and remitted by property owners or their management companies. TOT rates range from approximately 10% to 14% depending on location.

The Bigger Picture: Income Tax

The property tax gap between the two sides is real, but for a high earner who actually moves, income tax is the larger number. California's income tax reaches 13.3% (12.3% plus 1% on taxable income over $1 million); Nevada has none. On $300,000 of taxable income, California's 2025 tax is about $20,800 for a married couple filing jointly and $24,300 for a single filer. The saving only starts once California agrees you have left.

Should I Move to the Nevada Side of Lake Tahoe for Taxes?

This is the question behind most of the calls Real Estate Tahoe takes from Bay Area and Sacramento households, and the honest answer has two halves.

If you are buying a second home, the Nevada side saves you property tax, not income tax. Washoe County (Incline Village, Crystal Bay) and Douglas County (Zephyr Cove, Glenbrook, Stateline) assess at lower effective rates than Placer and El Dorado, and Nevada's abatement caps annual increases at 3 percent on a primary residence and up to 8 percent on other property. Your California income tax does not change at all, because California taxes its residents on income from everywhere.

If you are moving full time, the income-tax saving is real, but only once California agrees you have left. Nevada has no state income tax. California's top marginal rate is 13.3 percent, so a household with $600,000 of taxable income keeps roughly $49,000 (married filing jointly) to $56,000 (single) a year by becoming a Nevada resident, on the 2025 rate schedules. The Franchise Tax Board decides residency on the closest-connections test: where your home, spouse and children, doctors, vehicles, voter registration, business and most of your days actually are, with a presumption of California residency if you spend more than nine months of the year there. Keeping the Bay Area house, the California doctor and the kids in a California school while claiming an Incline Village address is the pattern that gets audited.

What does not move with you. Income from California sources stays taxable by California after you leave: rent from a California property, a California business or partnership, and gain on a California home when you sell it. A Tahoe City cabin does not become tax-free because its owner moved to Incline Village.

The trade-offs on the Nevada side. Incline Village prices carry a premium for exactly this reason; the IVGID recreation fee adds to the annual cost; and inventory is a fraction of the California shore's. But California decides residency by where your closest connections are (home, family, doctors, business, time spent), not by which side of the lake the deed is on, and it still taxes California-source income such as a California rental or business after you move. Real Estate Tahoe's rule of thumb: buying in Incline Village as a second home saves you property tax; moving there full time and cutting your California ties saves you income tax. Run both numbers with your CPA before you choose a side.
