Lakefront and ski-adjacent inventory typically sees fewer days on market and holds price closer to
asking than inland properties further from the water, since buyer demand concentrates on a small number
of parcels. Median list price also swings by county: Nevada-side communities like Incline Village tend
to run higher per square foot than much of the California side, largely because lakefront supply on

especially on the Nevada side, where new lakefront parcels rarely become available. These
listings sit directly on the water or carry deeded lake access, and pricing reflects that
scarcity more than square footage. Expect faster-moving listings and less room to negotiate
than almost anywhere else on the lake.
For buyers searching Lake Tahoe houses in the traditional sense, single-family homes make
up the bulk of listings across both states — from smaller cabins in older neighborhoods
to newer builds further from the water. These tend to offer more negotiating room than
lakefront or ski-adjacent inventory, and many come with larger lots, a rarity in the denser
lakeside developments.

history, and a known permit status (most Tahoe jurisdictions make the new owner re-apply, so
verify before you count on it). Buying turnkey skips the setup phase and gives you real
occupancy data before you close, which makes underwriting far more straightforward than a
property with no rental history.
For buyers who want a property built to their own spec: vacant, build-ready parcels alongside
newly completed construction. Land here comes with more variables — well and septic in
some areas, TRPA land-coverage limits, and county-specific permitting — so expect more
upfront due diligence than a resale, in exchange for the most control over the finished

More variety than the north shore: casino-adjacent condos at Stateline, lake-access living in Zephyr Cove, and Glenbrook’s gated lakefront estates. A common entry point for buyers who want the Nevada side without Incline Village price floors.
Closer to Palisades Tahoe and Northstar than the Nevada communities, with more year-round housing stock and the widest price spread of any cluster. Where most buyers land when they want ski proximity plus classic lake-access living.
Buyers here prioritize ski access over lakefront views. HOA structures vary widely — minimal dues in older Truckee neighborhoods, resort-level dues in newer Northstar and Martis Camp developments — so check them before comparing prices across listings.
The only incorporated city on the lake and the largest concentration of year-round housing — condos, cabins, and STR-permitted neighborhoods that give buyers more inventory than any other cluster. Often where first-time Tahoe buyers land.
Buying a Lake Tahoe Property as a Rental Investment
If you’re buying for rental income, short-term-rental rules should be the first thing you
check — not an afterthought after closing. Permit status can change block by block, so confirm
eligibility on the exact parcel, not just the general zone.
Permit caps by jurisdiction
Several jurisdictions are capped or waitlisted: Truckee (waitlist), El Dorado County (900), and
Douglas County (600). Placer County still has capacity under its 3,900 cap, and Washoe County
(Incline Village) has no cap at all. Where a cap is in place, a waitlist is often the only path in.
Waitlists and transferability
In most Tahoe jurisdictions a permit does not transfer with the sale — the
new owner re-applies. That’s the single most common underwriting mistake we see, so verify
the rule for the specific county before you write.
Confirm STR eligibility before you offer
Rules can differ from one parcel to the next inside the same neighborhood, so eligibility has
to be confirmed for the address you’re considering, not assumed from a nearby listing or an
area’s reputation.
Is a Lake Tahoe investment property worth it?
It depends on the numbers behind the specific property. A home with an active permit and real
occupancy history is a fundamentally different purchase from one with “rental
potential” and no track record. Pull occupancy, seasonal demand, and nightly-rate trends
before you write an offer, not after you own it.
The state line changes more than which flag flies over your closing table. Nevada carries no state
income tax — meaningful if you’re generating rental income or may make Tahoe your primary
residence down the line — and no state capital-gains tax when you eventually sell, while
California taxes gains as ordinary income on top of federal. Nevada-side property tax runs around
0.6% of assessed value versus roughly 1.1% on the California side. For higher-income buyers and
investors that gap compounds into real money over a holding period.
Neither side is universally the better buy. Buyers focused purely on price tend to find more room to
negotiate on the California side; buyers focused on long-term tax efficiency often lean Nevada. A
