Above the conforming limit, Tahoe luxury purchases use jumbo loans, portfolio loans from private banks, asset-depletion or pledged-asset programs for buyers with wealth but irregular income, and, for homes that will be rented, DSCR loans underwritten on rental income. Cash buyers still win most lakefront negotiations, so a financed buyer needs a full underwriting approval, not a pre-qualification, before writing. Do Lake Tahoe lakefront homes come with a pier or buoy, and how do I check?

Not automatically. Piers and buoys are separate permitted structures under the Tahoe Regional Planning Agency's shorezone rules, often shared between neighbours or held under an older permit that cannot be transferred or expanded, so a lakefront listing can front the water and convey no boat access at all. Ask for the TRPA shorezone permit for the pier and the buoy registration for each buoy before you write, and read the title report for shared-pier easements.
