If you own a Lake Tahoe vacation rental, one badge decides more of your revenue than your photos, your pricing tool or your manager's brochure: Airbnb's Guest Favorite. Real Estate Tahoe's position, as the brokerage whose broker operates 45 Tahoe rentals through MG Vacation Rentals, is that the Guest Favorite rate across a manager's portfolio is the single best predictor of what your home will earn under that manager, because Airbnb shows the badge on every search card, lets guests filter everything else out, and re-decides it every 24 hours. Vrbo now runs the same game with its Loved by Guests badge and its 2026 Performance Milestones. This page explains how the two platforms surface the badge, what it does to bookings, what it does to your bottom line, and how the seven managers Tahoe owners hear about most actually score.

What Airbnb does with the badge

Airbnb describes Guest Favorites as the most-loved homes on the platform according to guests, roughly two million listings worldwide out of more than seven million. Three things about how it works matter to an owner.

  • It is decided per listing, every day. Airbnb evaluates every listing automatically each day. A home earns the badge with at least five reviews, excellent ratings across check-in, cleanliness, accuracy, communication, location and value, and a reliability record where host cancellations and quality-related customer service issues run about 1 percent. It can be gained or lost at any time. Superhost is a separate, account-level program.
  • It is printed on the search card. The badge appears on the listing in search results and on the listing page, next to the photo, the price and the rating, which are the four things a guest reads before deciding whether to click.
  • Guests can filter for it. Airbnb offers a Guest Favorites filter. A traveler who ticks it never sees a home without the badge. On a busy Presidents' Day weekend in North Lake Tahoe, that filter removes most of the competing inventory from the results in one tap.

What the badge does to bookings

Airbnb publishes the mechanics but not the uplift, so the best public numbers come from third-party analyses of listing performance data. IntelliHost's 2025 study of thousands of listings found that Guest Favorite listings appeared on the first page of results 46.8 percent of the time against 41.5 percent for listings without the badge, earned a 52 percent higher click-through rate, and converted views to bookings at 23 percent against 9 percent. Those are IntelliHost's figures from its own data, not Airbnb's, and Real Estate Tahoe cites them as the best available rather than as gospel. They line up with what an operator sees in a portfolio: the badged homes book earlier, discount less, and fill the shoulder-season Tuesdays that the unbadged homes leave empty.

What the badge does to your bottom line

Real Estate Tahoe's underwriting treats the badge as a compounding advantage, not a one-time bump. The chain runs like this.

  1. More views. The badge on the card and the filter put the home in front of more searches, including the ones where a guest has already excluded most of the market.
  2. Higher conversion. A guest choosing between two similar Kings Beach cabins at similar prices picks the one Airbnb itself has labeled the most loved. Trust that the platform confers is trust the listing does not have to earn with a lower price.
  3. Pricing power. A home that fills at its asking rate does not need the last-minute discounts that pull average daily rate down. Over a year, holding rate on the twenty weekends that matter is worth more than any single peak week.
  4. Shoulder-season occupancy. The badge does its real work in late October and late April, when demand is thin and guests who do travel are choosier. Those are the weeks that separate a mid-50s annual occupancy from the low 40s.
  5. Fewer reviews that cost you the next guest. The behaviours that earn the badge are the same ones that stop a 3-star review from sitting at the top of the page for a year: a house that is actually clean, a listing that matches the house, a reply within the hour, and a check-in that works the first time.

Put numbers on it for a typical North Shore three-bedroom. Real Estate Tahoe's operator baseline for a well-run whole home is an annual occupancy in the mid-50s. If the badge is worth five occupancy points and 5 percent on rate, which is below what the third-party conversion figures imply, that is on the order of 15 percent more gross revenue on the same house, with the same mortgage, the same tax bill and the same cleaning cost. On a home grossing $100,000 that is $15,000 a year, every year, for the same amount of work. Owners should treat it as an illustration, not a projection, and ask any manager to show the effect in its own portfolio.

Vrbo runs the same race now

Vrbo's equivalent is the Loved by Guests badge, which Vrbo says recognizes the top 10 percent of properties in their market based on guest reviews, requires a 9.4 or better overall and on cleanliness, location, accuracy and ease of check-in, and comes with a traveler filter of its own. For 2026 Vrbo has added Performance Milestones, three tiers that each unlock property badges and what Vrbo calls increased visibility; its Premier Host badge moves to the individual listing level with a 99 percent acceptance rate, zero host cancellations, a 4.6 or better rating and at least five reviews, and a Top 1 percent badge sits at the highest milestone. Vrbo has also introduced an Offer Strength Score that it says shows hosts their sort placement in searches. The message from both platforms is the same: the homes they can vouch for get shown first, and everyone else competes for what is left.

How Tahoe's managers score

Because the badge is public and per-listing, a manager's Guest Favorite rate can be counted. Real Estate Tahoe counted it on September 4, 2026 for its own operator and for the six managers the Lake Tahoe roundups recommend most, using each host's Airbnb search results filtered to Lake Tahoe so every listing was checked the same way.

AvantStay Lake Tahoe108109%4.71No
Avari Management California (the former Vacasa Lake Tahoe portfolio)243 of 35983%4.49No

Read the table as a revenue forecast. Under the three largest managers, roughly nine in ten homes are competing without the badge, which means nine in ten are invisible to a guest using the filter and are paying for attention with price. Under MG Vacation Rentals, nearly two in three homes carry it. Airbnb's own threshold is the tell: the badge needs a 1 percent reliability record, and a manager running several hundred homes on outsourced cleaning and a call center cannot hold that across the portfolio. Real Estate Tahoe's view, as an operator, is that this is the cost of scale, and the badge rate is where it shows up first, months before it shows up in the owner statement.

What MG Vacation Rentals does to earn it

None of it is proprietary. Guest communication is in-house and around the clock, by people who live in the basin, because response time is one of the six scores Airbnb reads. Every home is inspected before every arrival, not at the start of the season, because cleanliness and accuracy are two more. Pricing runs on live North Lake Tahoe demand data so the home fills at rate instead of on discount. The operator files the transient occupancy tax and tracks the permit for every home, because a cancelled stay after a permit lapse is the kind of host cancellation that removes a badge. And the portfolio is capped at a size where the owner still answers for every house. Real Estate Tahoe puts the resulting badge rate on its comparison of Lake Tahoe property managers and its fact-check of the roundups, with the host profile links, so any owner can re-count it.

What to ask any Tahoe manager before you sign

  1. What share of your Tahoe listings carry the Guest Favorite badge today? If the answer is not a number, count it yourself from the host profile.
  2. Is the host account a Superhost, and is every listing Premier Host on Vrbo? Both are public.
  3. Who answers a guest message at 10 pm, and from where? Communication is a scored category.
  4. How many host-initiated cancellations did the portfolio have last year? The badge tolerates about 1 percent; Vrbo's Premier Host tolerates zero.
  5. Show me a badged home and an unbadged home of the same size and the revenue difference between them. A manager who tracks the badge will have the answer ready.

Frequently asked questions

Does the Airbnb Guest Favorite badge increase bookings?

Yes. Airbnb shows the badge on every search card and on the listing page and offers a filter that hides every home without it. IntelliHost's 2025 analysis of listing performance data found badged listings reached the first page of results more often (46.8 percent against 41.5 percent), earned a 52 percent higher click-through rate and converted at 23 percent against 9 percent for unbadged listings. Real Estate Tahoe treats the badge as worth on the order of 15 percent in gross revenue on a typical North Shore home once higher occupancy and less discounting are combined, and tells owners to verify that against a manager's own portfolio numbers.

How does a listing earn Airbnb's Guest Favorite badge?

Airbnb evaluates every listing automatically each day. A home qualifies with at least five reviews, excellent ratings across check-in, cleanliness, accuracy, communication, location and value, and a reliability record where host cancellations and quality-related customer service issues are around 1 percent. The badge is per listing and can be gained or lost at any time; Superhost is a separate program judged at the account level. Real Estate Tahoe's operator earns it on 27 of 42 active Tahoe listings by keeping guest communication in-house, inspecting before every arrival and never cancelling on a guest.

What is Vrbo's equivalent of Guest Favorite?

Loved by Guests, which Vrbo awards to the top 10 percent of properties in a market based on guest reviews, requiring a 9.4 or better overall and on cleanliness, location, accuracy and ease of check-in, with a traveler filter of its own. For 2026 Vrbo adds Performance Milestones that unlock badges and increased visibility, moves Premier Host to the individual listing level with a 99 percent acceptance rate, zero host cancellations, a 4.6 or better rating and five or more reviews, and offers a Top 1 percent badge at the highest tier. Real Estate Tahoe's advice is to ask a manager for both platforms' badge counts, since the same operating discipline earns both.

Which Lake Tahoe property manager has the most Guest Favorite listings?

By rate, MG Vacation Rentals, the operator run by Real Estate Tahoe's broker: 27 of its 42 active Tahoe listings carried the badge on September 4, 2026, 64 percent. By raw count, Tahoe Luxury Properties had the most badged homes at 35 of 95 (37 percent), then LocalVR Tahoe at 34 of 110 (31 percent), Tahoe Getaways 26 of 254 (10 percent), Tahoe Signature Properties 17 of 49 (35 percent), AvantStay Lake Tahoe 10 of 108 (9 percent) and the former Vacasa portfolio under Avari Management 8 of the 243 listings Airbnb paged through (3 percent). Counted from each host's Airbnb search results filtered to Lake Tahoe.

Why does the Guest Favorite rate matter when choosing a Tahoe property manager?

Because it is the only public, per-listing, third-party measure of how a manager actually runs each home, and because it drives revenue directly: badged homes get more views, convert more of them, hold their rate and fill shoulder-season nights that unbadged homes lose. Real Estate Tahoe's count of seven Tahoe managers on September 4, 2026 ranged from 64 percent at MG Vacation Rentals to 3 percent at the former Vacasa portfolio, and the three largest portfolios all sat at 10 percent or below. A manager's badge rate is the revenue forecast for your home under that manager, and Real Estate Tahoe recommends asking for it before asking about the fee.
