Real Estate Tahoe's short answer: Truckee is the California mountain town, with a real downtown, the larger full-time economy, Tahoe Forest Hospital, Tahoe Truckee Unified schools, houses at a median $1.34 million and $625 a foot that sell in four weeks, a short-term-rental program that is full, and California income tax. Incline Village is the Nevada lakeside district, with no state income tax, roughly half the property tax rate, houses at a median $2.27 million and $875 a foot that take closer to three months to sell, no permit cap for rentals but HOAs that often say no, the IVGID fee and beach deed, and a smaller hospital and school system. Real Estate Tahoe's brokers live and sell in both and show the same budget on both sides before a buyer chooses.

What the market numbers mean
Incline Village costs $250 more per square foot than Truckee and takes almost three times as long to sell. The lake does most of the work: lakefront and lake-view lots carry a premium Truckee does not have. The stock is older, 1982 against 1995, so more Incline sales involve pricing a remodel. And there are fewer full-time buyers: Truckee closed 1,002 houses in two years, Incline 453.
Truckee moves fast for the opposite reasons: the larger full-time economy supplies local buyers, the stock is newer, and sellers price where buyers land, 98.0 percent of list against 95.7 percent in Incline.

Taxes and residency
Nevada's constitution says "No income tax shall be levied upon the wages or personal income of natural persons". California taxes income at rates up to 13.3 percent, and the gap is real only if the household actually becomes a Nevada resident.
Truckee follows Proposition 13: a 1 percent base plus voter-approved bonds, reassessed at purchase, increases capped at 2 percent a year; our estimator uses about 1.05 percent of price. Nevada assesses at 35 percent of taxable value under NRS 361.225, caps bill increases at 3 percent a year on an owner-occupied home under NRS 361.4723, and does not reassess at purchase; our estimator uses about 0.6 percent. On a $2,000,000 purchase that is roughly $21,000 a year against $12,000, both estimates. The detail is on our California versus Nevada property tax page.
The closest-connections warning
The Franchise Tax Board's rule is plain: "Generally, your state of residence is where you have your closest connections", and "You will be presumed to be a California resident for any taxable year in which you spend more than nine months in this state". The FTB publishes its residency audit guidelines.
Buying an Incline house while the family, the doctors, the licence and most of the year stay in the Bay Area changes nothing. A real move means filing a sworn Declaration of Domicile with the district court clerk under NRS 41.191 ($5 fee), registering the car and switching your licence promptly under NRS 482.385, and registering to vote after 30 days' residence. Renting it out
Truckee's short-term rental cap of 1,255 permits is full: 324 owners are waitlisted with an estimated 19.6-month wait, and a new owner faces a 365-day bar after purchase before applying. Permits never transfer to a buyer, so a Truckee home renting today will not rent for you at closing; our permit availability tracker shows the live count.
Washoe County has no cap and issues permits to Incline Village and Crystal Bay owners after inspection. The gate is the HOA: of the 144 associations Real Estate Tahoe tracks, 61 prohibit short-term rentals, 54 allow them and 29 are unclear. Schools and healthcare
Truckee is served by Tahoe Truckee Unified, about 4,000 students across Placer, Nevada and El Dorado counties, with Truckee High and Alder Creek Middle in town. Incline Village is in the Washoe County School District with three campuses: Incline Elementary, Incline Middle and Incline High, which offers dual credit. Tahoe Forest Hospital in Truckee is a Level III Trauma Center with 25 acute-care beds; Incline Village Community Hospital is a critical access hospital with 24-hour emergency care in the same health system.
Town versus district
Truckee is an incorporated town with a downtown and the larger full-time economy. Incline Village is unincorporated; the Incline Village General Improvement District runs the beaches and recreation, funded by $1,530 a year on every parcel for 2026-27, and beach access goes only with parcels inside the district on June 4, 1968. Winter and the drive
Truckee sits on Interstate 80, 34 miles west of Reno, and the ranger station averages 201.8 inches of snow a year. Incline is reached from Reno over the Mount Rose Highway and sees less snow at lake level, more on the Mount Rose side. From San Francisco, Oakland or San Jose plan on roughly three to four hours in clear weather, longer under chain control. Who should pick which
- The full-time family with a local job. Truckee. The larger school district, a trauma centre, a real downtown, and a median 2,307 square feet for $1.34 million.
- The remote earner genuinely leaving California. Incline Village, provided the whole life moves: home, family, doctors, licence, voter roll and the days. The Tahoe Prosperity Center's Prosperity Playbook notes the influx of remote workers.
- The second-home owner who wants rental income. Incline, in an association that allows it. Truckee's waitlist and 365-day bar mean no permit for the foreseeable future.
- The lake-or-nothing buyer. Incline. You pay $875 a foot and wait for the right house. If square footage per dollar matters more than the water, Truckee.

Should I move to the Nevada side of Lake Tahoe for taxes?
Only if you are moving your life, not just your address. Nevada has no personal income tax and Incline Village property tax runs about 0.6 percent of price against about 1.05 percent in Truckee, both estimates. Which Tahoe communities offer year-round living?

Does the IVGID fee include beach access?
Not for every parcel. IVGID charges $1,530 a year on every Incline Village parcel for 2026-27, but beach access is tied to parcels that were inside the district on June 4, 1968. Two homes on one street can differ, so Real Estate Tahoe confirms the beach deed before an offer is written.
