Real Estate Tahoe's short answer: decide the state first, because it decides your income tax, your schools and your insurance market. Incline Village, Crystal Bay, Stateline and Zephyr Cove are Nevada (no state income tax, but California's closest-connections test and its audit program decide whether you actually left); Truckee, Tahoe City and South Lake Tahoe are California. Then pick a community that works in February, not July (plowed access, a grocery store, a school, a hospital), rent through one winter if you can, get a wildfire insurance quote before you write an offer, and treat the roughly three-to-four-hour I-80 or US-50 drive and its chain controls as a weekly reality. Decide the state first
California: South Lake Tahoe and El Dorado County, Placer County's North and West Shore, and Truckee in Nevada County. Nevada: Washoe County (Incline Village, Crystal Bay) and Douglas County (Stateline, Zephyr Cove, Glenbrook, Round Hill). Truckee and Tahoe Donner (California, Nevada County)
On Interstate 80, which the Town of Truckee puts at approximately 90 miles northeast of Sacramento and 34 miles west of Reno. Outside the Tahoe Basin, so no TRPA. Tahoe Truckee Unified schools and Tahoe Forest Hospital in town. Suits families who want the most complete north-side town and the shortest run to I-80. Trading up from here? Incline Village (Nevada, Washoe County)
The Nevada base with the most year-round infrastructure: three Washoe County schools, a hospital with 24-hour emergency care, and Reno-Tahoe International as the airline airport. Tahoe City and Kings Beach (California, Placer County)
The North Shore towns, reached from I-80 at Truckee, with Tahoe Truckee Unified schools on the shore and the hospital in Truckee. Suits buyers who want the water and a school bus route and accept a Truckee drive for the hospital.
Stateline and Zephyr Cove (Nevada, Douglas County)
The Nevada end of the South Shore, on US-50 through South Lake Tahoe, with Zephyr Cove Elementary and George Whittell High, Barton as the nearest hospital and Carson Tahoe Regional the nearest in Nevada. Suits buyers who want Nevada residency, South Shore access and a small school.
The drive and the winter
From San Francisco, Oakland or San Jose plan on roughly three to four hours in clear weather, longer under chain control. I-80 serves Truckee, the North Shore and Incline Village; US-50 serves South Lake Tahoe and Stateline.
Caltrans posts three chain-control tiers. R-1: chains on everything except passenger vehicles and light trucks under 6,000 pounds with snow tires. R-2: chains on everything except four-wheel or all-wheel drive with snow-tread tires on all four wheels. R-3: chains on all vehicles, no exceptions. Violators can be cited by the CHP and fined. Check QuickMap or call (800) 427-7623 before leaving.
Tahoe City averages 190.7 inches of snow a year and the Truckee Ranger Station 201.8, with a record 401.4 in 1952. That is why a plowed county street beats a steep private road and a garage beats a carport. Ask who plows and what it costs.
Becoming a Nevadan for real
The Nevada paperwork is simple. File a sworn Declaration of Domicile with the district court clerk under NRS 41.191 ($5 fee). Register the car and switch your licence promptly under NRS 482.385. Register to vote after 30 days' residence.
California is the hard part. The Franchise Tax Board says your state of residence is where you have your closest connections, and presumes you a California resident in any year you spend more than nine months there. Part-year residents are taxed on all income while resident and on California-source income after. The FTB's Residency and Sourcing Technical Manual (revised January 2026) carries a full chapter of audit guidelines.
The plain warning: a Bay Area primary life with an Incline Village address saves nothing. If the family, the doctors, the licence, the voter roll and most of the days stay in California, California still taxes you.

Airline travel is through Reno-Tahoe International, under an hour from the ski resorts; Truckee Tahoe Airport is general aviation only.
Insurance and utilities
On the California side many mountain homes land on the California FAIR Plan, the insurer of last resort, which covers only fire or lightning, internal explosion and smoke, so buyers add a Difference in Conditions policy (CDI consumer alert). On the Nevada side the Division of Insurance urges a wildfire coverage review and runs a Homeowner Coverage Tool. Utilities follow the county line: Liberty Utilities (about 50,000 customers on the California shores), Truckee Donner PUD for electric and water in greater Truckee, NV Energy in Incline Village and Stateline, and South Tahoe PUD for water and sewer in South Lake Tahoe.
The buying sequence for a relocator
- Rent through one winter. A February lease teaches you the plow schedule and the chain-control days, and settles North vs South with evidence.
- Quote the insurance first. Price the policy for the specific address before writing, and on the California side ask whether it lands on the FAIR Plan.
- Condo or house. A condo hands the roof, the snow and the road to an HOA; a house hands them to you. See our condo vs single-family data page.
- Read the HOA and STR rules if you will rent part-time. Our Incline Village HOA table covers 144 associations: 61 prohibit short-term rentals, 54 allow them, 29 are unclear. In Placer County an STR permit never transfers to a buyer; you apply fresh after closing. We verify eligibility parcel by parcel before you write.
- Budget closing costs by side. California and Nevada escrows split costs differently; our hidden costs page walks through them.
- Do the residency paperwork on day one. If Nevada is the point, file the domicile declaration and move the car, licence, doctors and voter roll the month you close.

The Tahoe Prosperity Center's 2022 Prosperity Playbook notes a recent high influx of remote workers, and its Connected Tahoe program calls broadband critical for local businesses, students, remote workers and visitors. How do I relocate to Lake Tahoe from the Bay Area?
Choose the state first: the Nevada side (Incline Village, Stateline, Zephyr Cove) has no state income tax, the California side (Truckee, Tahoe City, South Lake Tahoe) does.
