Where Can I Buy a Ski-In Ski-Out Home in Lake Tahoe? Every Resort, What It Costs and the Rental Rules (2026)

Real Estate Tahoe's short answer: true ski-in ski-out at Lake Tahoe is a short list of named places, not a search filter: the Ritz-Carlton and Constellation residences mid-mountain at Northstar and the condos in the Village at Northstar, the Village at Palisades Tahoe (slope-side and walking distance in the resort's own words), Heavenly Village condos at the gondola and The Ridge Tahoe at Stagecoach on the Nevada side, Kirkwood's Mountain Club and village condos, Sugar Bowl's car-free village, and the coming Homewood residences when the gondola opens for the 2026-27 season; Diamond Peak and Tahoe Donner have homes marketed as ski-in that the resorts themselves do not describe that way. In the Real Estate Tahoe Ski-In Ski-Out Sales Review (every MLS listing in both states whose description states ski-in/ski-out, September 2024 to September 2026), those homes sold at a median $1.8 million around Northstar and $810,000 in Olympic Valley over the last 24 months. Real Estate Tahoe verifies the access on the ground and the rental rules for each before a buyer writes an offer.

What ski-in ski-out listings actually sold for

Real Estate Tahoe pulled every residential listing in both states whose MLS description states ski-in/ski-out, September 2024 to September 2026. Most Northstar properties carry Truckee addresses.

The caveat: the count depends on agents writing the phrase into the listing, so it undercounts. Olympic Valley sits far below Northstar because the Village at Palisades Tahoe is mostly small suites; our condo versus single-family comparison explains the gap.

Northstar: the Ritz-Carlton, Constellation and the Village

Northstar's real estate page uses the words "ski-in/ski-out residences at The Ritz-Carlton". The hotel sits mid-mountain, "a slope-side location on Northstar's 'Big Easy' run", linked to the Village "by an inter-mountain gondola", and the Constellation Residences there are marketed as "Tahoe's only ski-in/ski-out residence with a Ritz-Carlton address". Village condos such as Timber Creek Lodge are "steps away from the slopes": a short walk, not a ski-out. Other Northstar subdivisions ride the association shuttle; they are not ski-in.

Palisades Tahoe and Alpine Meadows: walking distance, in the resort's words

Palisades Tahoe says staying in the Village puts you "within walking distance of the lifts". Its suites "range from 523 to 1,786 square feet", and "The Village at Palisades Tahoe is a property management company, not a hotel". The resort never calls the Village ski-in/ski-out, and the base of Alpine Meadows is not described that way either. A suite buys a flat walk to the lifts and a ready-made rental program.

Heavenly: Village condos at the gondola and The Ridge at Stagecoach

The resort describes its Heavenly portfolio as "from ski-in/ski-out condos to boutique hotels", and Zalanta in Heavenly Village is "steps away from the Gondola". On the Nevada side, The Ridge Tahoe at Stagecoach makes the clearest claim: "with the swipe of your room key, it whisks you down the slopeside right to the Stagecoach lift". Kirkwood: the Mountain Club and village condos

Kirkwood is in Alpine County, outside the Tahoe Basin. The resort calls the Mountain Club "a true ski in/ski out hotel right in the heart of Kirkwood Village". Timber Ridge is "right in the middle of Kirkwood", and The Sentinels are "a quick walk or shuttle from the lifts".

Sugar Bowl: a car-free village reached by gondola

Sugar Bowl's Village at Norden is the most literal ski-in address: "accessible only by gondola in winter", "no cars in the Village, no garages", and "skiing begins the moment you step outside". Owners are moved "by snowcat to your front door". The resort rents properties nightly in winter and summer, and the gondola is being replaced from spring 2026 with 8-person cabins.

Homewood: residences coming with the 2026-27 gondola

Homewood, on Placer County's West Shore, has no ski-in inventory yet. TRPA approved amendments to the Homewood Mountain Resort Master Plan on January 22, 2026; Placer County approved Lot 3, seven residential units south of the north base, in 2021. The resort says "construction begins on the Homewood Gondola with completion in time for the 2026-27 winter season" and plans "the sale of onsite residential units and boutique hotel units".

Diamond Peak and Tahoe Donner: ski-in by an agent's description

Diamond Peak in Incline Village is IVGID-owned and opened November 19, 1966. No resort page describes ski-in/ski-out homes, yet some homes on the bordering streets are marketed that way by agents. Verify on the ground. Tahoe Donner, in the Town of Truckee, reopened its new Downhill Ski Area lodge for 2025-26; the 2025 association assessment was $3,300, and "effective January 1, 2026, there is no longer a Recreation Fee". Mt. Rose

Mt. Rose has no on-mountain lodging or slopeside residential; "Incline Village is just 10 minutes from Mt. Rose".

How to verify "ski-in" before you write an offer

  • Walk it in ski boots, front door to lift. A road, staircase or shuttle stop makes it walking distance, not ski-in.
  • Ask which run and which lift. A true ski-out home names both.
  • Check winter road access and snow removal. Sugar Bowl has no winter road; mid-mountain Northstar relies on the gondola.
  • Ask what the HOA and the resort charge when a home changes hands, and what dues cover.
  • Read the resort rental program terms: fee split and blackout rules decide whether the numbers work.

Renting out a ski-in home: the permit rules by county

Placer County (Northstar, Palisades Tahoe, Homewood) caps permits at 3,900; Real Estate Tahoe counted 3,393 active on September 16, 2026. The City of South Lake Tahoe, Heavenly's California base, requires a permit for stays under 30 days, caps residential zones at 900, and has run a waitlist since August 21, 2026. Douglas County's Tahoe Township, Heavenly's Nevada base, caps permits at 600; 560 were issued on September 15, 2026. The Town of Truckee (Tahoe Donner) has a 1,255-registration cap that is full, with 324 waiting and a 365-day wait after purchase; Tahoe Donner adds a no-cost registration. Alpine County, home to Kirkwood, requires STR registration, a business license and a TOT form. Washoe County, covering Diamond Peak, requires a permit before you advertise and has no cap.

One rule applies everywhere: STR permits never transfer to a buyer. You apply fresh after closing. What Real Estate Tahoe does for ski-in buyers

Our home search shows an STR-eligibility verdict on every listing and an "STR Permit on File" badge where an address matches an active Placer County permit (the permit does not come with the home). Not in the resort's own words. Palisades Tahoe says the Village is "within walking distance of the lifts", with suites of 523 to 1,786 square feet run by a property management company, not a hotel. That is slope-side living with a flat walk to the base, and it is why the Olympic Valley median was $810,000.

Can I rent out a ski-in home at Northstar on Airbnb?

Only with a Placer County short-term rental permit, capped at 3,900. Real Estate Tahoe counted 3,393 active permits on September 16, 2026, so room remains, but a seller's permit never transfers to you; you apply in your own name after closing. Resort-run rental programs and any HOA rental clause sit on top of the county rule.

Are the ski-in homes at Diamond Peak or Tahoe Donner real?

Some homes bordering Diamond Peak and the Tahoe Donner Downhill Ski Area are marketed as ski-in by agents, but neither the resort nor the association describes any home that way. Walk the route in ski boots and ask which run and which lift. Washoe County requires an STR permit, no cap; Truckee's cap is full.
