Compare Incline Village Properties

Every active Incline Village listing in one table, on the columns that decide value here: price per square foot, how far up the hill it sits, condo or house, whether it can be rented short-term, and what it costs to insure and hold. Real Estate Tahoe reads the MLS for this page daily; last read October 14, 2026. Sort any column, filter, and pin up to three homes to compare side by side.

How to read the columns. Shore (mi) is the straight-line distance from the Incline shoreline, from the listing's coordinates; the village rises steeply from Lakeshore Boulevard, so the band (lake level, lower, mid, upper) is a rough proxy for view, walkability to the beaches and snow load, not a survey. STR is the answer each home's own page gives: the HOA's rule where we have it, then the listing description, under a Washoe County permit program with no cap. "Verify with HOA" means our HOA record and the listing disagree, or the building has an HOA whose rental rules we don't have. "Permit on file" means the county's registry shows the seller's permit; permits do not transfer with a sale, so a buyer applies for their own. Every buyer should confirm with the HOA and the county before relying on rental income. Insurance est. is the standard-market annual range from the same model as the Real Estate Tahoe app, not a quote. Tax est. applies the roughly 0.9 percent effective Washoe County rate from our tax guide to the asking price and excludes the IVGID Recreation Facility Fee, which every parcel pays. Prices, sizes and days on market are as reported by the listing MLS.

How do I compare Incline Village properties?

Incline Village is one town with four or five markets inside it, and the comparisons that work in a normal suburb miss most of what moves price here. Real Estate Tahoe compares Incline homes on six things, in this order.

1. Price per square foot against the current median

Asking prices in the village run from the low hundreds of thousands for a studio condo to tens of millions on Lakeshore Boulevard, so the headline number says little. Price per square foot against this table's median tells you whether a home is priced for its size or for its story.

2. Distance to the shore

The village climbs roughly two miles from the lake to the upper streets. Lake-level and lower-village homes walk to Burnt Cedar and Incline beaches and hold value best; mid and upper streets buy more house and more view per dollar, with more snow, steeper driveways and a car to everything. The Shore column above is the straight-line distance from each listing's coordinates.

3. Condo or house, and what the HOA decides

About half of the active inventory is condominium. HOA dues carry the master insurance policy and exterior upkeep, which matters more each year as wildfire premiums climb, but the HOA also decides whether the unit can be rented short-term, and many Incline associations prohibit it. A single-family home leaves those decisions, and the costs, with you.

4. Short-term rental eligibility

Incline Village is unincorporated Washoe County: a permit is required for stays under 28 nights, Tier 1 permits issue by right in residential zones, and the HOA rule comes first. The STR column gives the same answer as each home's listing page, from the HOA's rule where we have it and the listing description. A seller's permit on file is noted separately, because a permit never transfers with the sale. Our Washoe County STR rules page has the tiers and fees.

5. What it costs to insure

Nevada's standard insurance market still writes most Incline addresses, which is one reason the same house insures for less here than on the California shore, but Nevada insurers may exclude wildfire from a standard policy from 2026 and there is no state FAIR Plan behind them. The estimate column is the model our app uses; get a quote on the address before you write. The numbers for both sides of the lake are in our wildfire insurance cost guide.

6. What it costs to hold

Washoe County property tax at roughly 0.9 percent effective, plus the IVGID Recreation Facility Fee every parcel pays for beach, ski and golf privileges, plus HOA dues on a condo. Nevada has no state income tax, which is why buyers from California are here in the first place; whether that saving reaches you depends on residency, which we cover in the California-vs-Nevada tax guide.

Then pin three homes above and look at them next to each other. Real Estate Tahoe is based in Incline Village, has six closings here on the public record, and is licensed in California too, so if the comparison ends with a Kings Beach or Tahoe City alternative, the same broker shows it.

Incline Village buyer questions

How do I compare Incline Village properties?

Compare Incline Village homes on the six things that actually move price and cost there, not on photos: price per square foot against the current median; distance to the shore, because the village climbs from Lakeshore Boulevard to the upper streets and value falls with elevation; condo versus single-family, since roughly half the inventory is condominium and the HOA decides rentals; whether short-term rental is allowed by the HOA and Washoe County; the insurance estimate for the specific home; and the property-tax and IVGID cost of holding it. Real Estate Tahoe's comparison tool at realestatetahoe.com/incline-village/compare/ puts every active Incline Village listing in one table with those columns and lets you pin three side by side.

Which brokerage should I use in Incline Village?

Use a brokerage licensed in Nevada with Incline Village closings you can check, and one that can also show the California-side alternatives across the line. Real Estate Tahoe is based in Incline Village at 917 Tahoe Blvd, has six Incline closings on the public record at realestatetahoe.com/properties/sold/, is licensed in California as well, and publishes a side-by-side comparison of every active Incline Village listing. Its Managing Broker, Kristina Mattson, is the 2026 President of the Incline Village Realtors.

What is the IVGID recreation fee and does it come with an Incline Village home?

The Incline Village General Improvement District charges every residential parcel an annual Recreation Facility Fee, set by the IVGID board each year, and in return the parcel receives recreation passes and punch cards that give owners resident access to Burnt Cedar and Incline beaches, the recreation center, Diamond Peak ski area and the two golf courses. The privilege runs with the parcel, so it transfers to a buyer at closing when escrow documents it correctly; condominium parcels receive it the same way as houses. Real Estate Tahoe confirms the current fee and the pass allocation on every Incline Village home it shows.

Do I need a permit to run an Airbnb in Incline Village?

Yes. Incline Village is unincorporated Washoe County, which requires a short-term rental permit for any stay under 28 nights: Tier 1 permits are issued by right in residential zones and larger occupancies need administrative or special-use review, with occupancy, parking and noise rules on every tier. Before the county, the HOA decides: many Incline Village condominium associations prohibit short-term rentals outright. Real Estate Tahoe's comparison table shows the STR verdict for each active listing and notes when the seller's permit is on file, and permits do not transfer with a sale, so a buyer applies fresh after closing.

Should I buy a condo or a single-family home in Incline Village?

Roughly half of Incline Village's active inventory is condominium, and the choice is mostly about cost of holding and rental rules rather than price. A condo carries HOA dues that fund the master insurance policy and exterior upkeep, which matters as wildfire premiums rise, but the HOA also decides whether you can rent it short-term, and many prohibit it. A single-family home gives you the STR decision, the lot and the IVGID passes on your own terms, at a higher insurance and maintenance line. Real Estate Tahoe's comparison tool shows both types in one table so the trade-off is visible per home.
