What Is My Lake Tahoe Home Worth? 2,342 Closings by Community, and the Number Sellers Miss (2026)

Real Estate Tahoe's short answer: somewhere between the automated estimate and what the last comparable house actually closed for, and at Lake Tahoe those two numbers are further apart than almost anywhere else. Over the last twelve months, 2,342 homes closed across the fourteen main Tahoe communities, at medians running from $675,000 in South Lake Tahoe to $4,550,000 in Crystal Bay. The figure that matters most to a seller is not the median, though. It is that Tahoe homes closed at 90 to 97 percent of their original asking price, which means the first price you pick is usually not the price you get. The community table is below, and the four things that move a Tahoe valuation more than square footage are under it.

Two things stand out. Price per square foot swings four-fold across the basin, from $467 in South Lake Tahoe to $1,889 in Crystal Bay, so a per-foot rule of thumb borrowed from the next town over will be wrong by a wide margin. And days on market swings just as hard: Truckee cleared in a median 27 days while Stateline took 109. A home that would sell in a month on one shore can sit for a season on another.

The number most sellers never see

Every community in the table closed below its original asking price. The best was Truckee at 97 percent, the weakest Zephyr Cove at 90.4 percent. On a $2 million Zephyr Cove home, that gap is roughly $192,000 between the first price and the closing price.

That is not a market failing. It is what happens when sellers price against an automated estimate or against a neighbour's aspirational listing, then discover the market's answer over the following two months. The practical consequence is that the opening price carries less information than sellers assume, and the closed comparables carry more.

Why the online estimate misses at Lake Tahoe

Automated valuation models work by finding recent nearby sales of similar homes and adjusting for size and features. That method is reasonable in a subdivision where houses repeat. It struggles here for reasons specific to this basin.

  • The comparable set is thin and scattered. Crystal Bay recorded twelve qualifying closings in a year. An algorithm reaching for comparables will pull from a different community, or a different shore, and quietly import the wrong price per foot.
  • It cannot see the short-term rental position. Two identical houses, one in a jurisdiction still issuing permits and one in a capped and waitlisted jurisdiction, are not worth the same to an investor buyer. No automated model carries permit caps or waitlist status.
  • It cannot see the water. Lakefront value turns on whether a pier or buoy is permitted and what actually conveys, and none of that sits in a property record. A lakefront home can front the water and convey no boat access at all.
  • It cannot price the constraints. TRPA land coverage decides whether the house can ever be expanded. Wildfire insurance availability and cost change what a buyer can finance. Both move Tahoe values and neither appears in an estimate.

What actually moves a Tahoe valuation

In rough order of how much they change the number on a Tahoe home, after location and size:

  • Short-term rental eligibility. Whether the parcel can obtain a permit, and whether the jurisdiction is open or capped. The permit never transfers with a sale anywhere around the lake, so what you are selling is eligibility and a documented earnings record, not the permit itself.
  • Water access. A conveying buoy registration or an assignable pier lease is worth a great deal. An adjacent home without either is a different property.
  • Development headroom. TRPA land coverage determines whether a buyer can add the primary suite or the garage they want, which is priced into what they will pay.
  • Insurability and access. What wildfire coverage costs, and whether the road is plowed and drivable in February, both narrow or widen the buyer pool.
  • Condition against the season. Tahoe listings shown in shoulder season photograph badly and sell slower, which is visible in the days-on-market column above.

How to get a real number

Start with the closed comparables in your own community rather than the basin median, adjust for the four factors above, then sanity-check against the percent-of-original-list column so the asking price is set where the market actually clears.
