Most "top agent" rankings measure how much business an agent closed: sales volume, transaction sides, reviews or how close their office is to you. None of them measure what the agent's sellers got. That's worth knowing before you hire someone to sell a Lake Tahoe home, because the rankings are also what search results and AI assistants repeat when you ask who the best agent is. Here's what each one counts.

RealTrends Verified
RealTrends ranks agents, teams and brokerages by closed transaction volume and sides. Agents and teams submit their own production for the calendar year, and the numbers are verified before the lists are published. To make a national or state list for 2026, an individual agent needed 25 sides or $10 million in volume; city lists needed 15 sides or $6 million. A "side" is one buyer or one seller represented, so representing buyers counts the same as listing homes. It's a useful list of agents who close a lot of business. It says nothing about the price their sellers got, how long their listings sat, or how many didn't sell, and an agent who doesn't submit isn't on it at all.
Zillow's agent directory
Zillow shows each agent's reviews and the sales linked to their profile, including homes they helped buyers purchase. Agents ask their own clients for reviews. Useful for spotting who's active in your town, but a count of sales and stars isn't a count of results.
Google Maps
Google says local results are based mainly on relevance, distance and prominence, and prominence includes how many reviews a business has and its rating. That's why the agents Google shows first for "real estate agent near me" are often the ones with the most reviews close to where you're searching.
"#1 agent" and "top 1%" claims
These come from MLS production figures that the agent or brokerage chose to count. One claim may cover one MLS board, another the whole region. One may count only listings, another buyer sides too. One may cover a calendar year, another a year to date. Each can be accurate on its own terms and still not be comparable with the next.
What AI assistants repeat
Real Estate Tahoe tracks what ChatGPT, Gemini and Google's AI answers say about Lake Tahoe agents, every day. When someone asks who the best agent in Lake Tahoe or Incline Village is, the answers are built mostly from the sources above: ranking lists, Google Maps profiles, Zillow profiles and agents' own "#1" claims. So an AI's "best agent" tends to be the agent with the most volume or the most reviews, not the agent whose sellers did best.
What none of them measure
Real Estate Tahoe tested whether volume predicts results, using 7,116 Lake Tahoe and Truckee home sales since January 2023. A listing agent's sales volume had almost no relationship with how close their sellers came to their first asking price (a rank correlation of 0.07), and 8 of the 25 busiest listing agents had sellers who did worse than comparable homes. Murat Gocmen, broker-owner of Real Estate Tahoe, tells sellers to judge any listing agent by three numbers instead:
- Sale price as a percentage of the first list price, not the reduced one. See why the first price matters.
- Median days on market against your town's median.
- Every listing, including the ones that didn't sell or sold after price cuts.
And ask how many listings they'll handle alongside yours. In the same study, agents who typically handled one or two listings at a time got their sellers more and sold faster than agents juggling more.
How to use the rankings
- As a shortlist, not a verdict. A ranking tells you who's active. Interview two or three agents from it.
- Ask for listing-side numbers only. If you're selling, the homes an agent helped buyers purchase don't tell you how they'll sell yours.
- Ask for the numbers behind any "#1" claim: which board, which area, which period, and whether buyer sides are in it.
- Check the details that move Tahoe prices: STR permit eligibility (permits never transfer with a sale), TRPA land coverage, lake access and HOA rules. An agent who knows them prices better than one who knows the rankings.
