Can You Buy a Lake Tahoe Condo for Under $500K in 2026?
Yes. From January 1 to October 9, 2026, 85 condos and townhomes sold for under $500,000 in the Lake Tahoe and Truckee towns, out of 446 condo sales in those towns (Real Estate Tahoe's count of MLS closed sales, timeshares and fractional shares left out). 46 of the 85 sold for under $400,000. Most were studios, one-bedrooms and two-bedrooms in older complexes, and more than half sold on the south shore.
Quick Answers
- Is a sub-$500K condo a good Lake Tahoe investment property? It is the lowest-cost way into Tahoe ownership, but short-term rental income depends on getting your own permit, and a permit never transfers with a sale: the buyer applies fresh. The South Lake Tahoe city cap for residential areas was reached on August 21, 2026, so check the zone before you count on rental income. See Lake Tahoe STR rules by jurisdiction and how to evaluate a Tahoe investment property.
- North Tahoe or South Tahoe for a condo under $500K? South, by inventory: South Lake Tahoe (27 sales) and Stateline, NV (22) made up 49 of the 85 sales in 2026. On the north side, Truckee had 12, Olympic Valley 7, Incline Village 6, Tahoe City 4, Tahoe Vista 4, Kings Beach 2 and Alpine Meadows 1. For the full comparison, read North Lake Tahoe vs South Lake Tahoe.
- Condo or single-family home? In the same Tahoe and Truckee towns, the 2026 median sale was $750,000 for a condo and $1,240,000 for a single-family home. Under $500K, 85 condos sold against 45 single-family homes. See condo vs single-family home at Lake Tahoe.
- Private communities? The best-known private communities, such as Martis Camp and Lahontan near Truckee, are single-family golf communities, and none of 2026's sub-$500K condo sales was inside one. See Lake Tahoe golf and resort communities.

Sales are January 1 to October 9, 2026; the last column counts MLS listings for sale (not under contract) on October 12, 2026. Of the 85 sales, 17 were studios, 20 one-bedrooms, 40 two-bedrooms and 8 had three or more bedrooms. The median one took 102 days on the market.
South Lake Tahoe
South Lake Tahoe had the most sub-$500K condo sales on the lake in 2026 and, of the towns with several sales, the largest units at this price, with a median of about 1,000 square feet. The cheapest sold for $197,000. Property tax resets at the sale: about 1.09% of the price a year, plus direct charges, so roughly $4,400 a year on a $400,000 condo.
Stateline and Kingsbury, Nevada
Stateline, including the Kingsbury Grade complexes near Heavenly's Nevada base, was close behind with 22 sales. Units were smaller (median 675 square feet) and sat on the market among the longest, a median of about five months. Nevada has no state income tax, and its property tax bill does not reset on a sale: on Douglas County's lake side, bills run about 0.30% of the asking price.
Truckee
Truckee had 12 sales under $500K in 2026, mostly studios (6) and one-bedrooms (4) in Tahoe Donner, Northstar and at Donner Lake. They sold fastest of any town, at a median of about 47 days.
North Shore: Kings Beach, Tahoe Vista, Tahoe City, Incline Village
Under $500K is thin on the north shore: 16 sales across the four towns in 2026. Tahoe Vista's were mostly studios and one-bedrooms around 370 square feet. Kings Beach's two sales and Tahoe City's four were larger units (about 750 to 990 square feet), and Tahoe City's sold close to the $500K line.
Olympic Valley
Olympic Valley's sub-$500K sales were studios and one-bedrooms with a median of 374 square feet, with the highest dues of any town in this price range, about $1,470 a month.
HOA Dues and Other Costs That Change the Math
For the 80 sub-$500K sales that listed HOA dues, the middle half paid between $275 and $750 a month, and the median was $549. Dues often cover insurance on the building, snow removal, water and sewer, so compare what is included, not just the number. Special assessments for roofs, siding and other building work are common in older complexes; ask for the HOA's reserve study and budget. Insurance for your unit's interior is separate. Always work out the full annual carrying cost, not just the price and the mortgage payment.
Short-Term Rental Rules for Condos
Sub-$500K condos can work as short-term rentals, but returns are smaller than for larger homes. Two things decide whether a unit can rent at all:
- The HOA. Many complexes restrict or ban short-term rentals in their CC&Rs, whatever the county allows.
- The local permit. Permits are issued to the owner and never transfer with a sale; you apply for your own. In South Lake Tahoe, the city's cap for residential areas was reached on August 21, 2026 (the Tourist Core and commercial areas are not under that cap). Douglas County (Stateline) has a 600-permit cap for the lake side that had not been reached as of September 2026, though some neighborhoods are full. Washoe County (Incline Village) has no cap. Eastern Placer County (Kings Beach, Tahoe Vista, Tahoe City, Olympic Valley) has a cap; see the live permit count. The Town of Truckee requires a town permit, and its 1,255-permit cap has been reached, so new owners join a waitlist; Northstar, though it has a Truckee address, is in Placer County and under Placer's rules.

What to Check Before Buying
- HOA reserve study, budget, and any planned special assessments
- What the dues include (building insurance, utilities, snow removal)
- The CC&Rs' rental rules, and whether you can get your own STR permit at that address
- Insurance availability and cost for the unit
- Building age and when the roof, siding and major systems were last replaced
- Rental history if investment is part of the plan
